These are planning figures only, not quotes. They reflect general market rates compiled from construction cost data, trade surveys, and real-world projects. Actual costs vary significantly by region, material choices, labour rates, project complexity, and contractor availability. Always get multiple written quotes from qualified professionals.
Is my data private?
Yes. All calculations happen entirely in your browser. We don't transmit your room sizes, budget figures, or renovation details to any server. If you save your inputs, they're stored in your browser's local storage on your own device — not in any external database.
How do I use the calculator?
Select your room type (kitchen, bathroom, bedroom, living room, or whole home), enter the size in square metres or square feet, choose your region and finish level (basic, mid-range, or high-end), set a contingency percentage, and click Calculate. You'll see an instant cost range with a per-area breakdown.
What if the results seem wrong?
Double-check that you've entered the correct room size and selected the right unit (square metres vs. square feet — they produce very different results). Remember that these are general ranges. If your specific project involves unusual complexity, premium materials, or structural changes, actual costs may exceed the high end of the estimate.
When was the data last updated?
Our cost models are reviewed and updated regularly. The current data reflects market conditions as of February 2026. Renovation costs can fluctuate with material prices, labour availability, and economic conditions, so always cross-reference with local contractor quotes.
How much contingency should I budget?
We recommend 10-15% for straightforward projects in newer properties, and 15-20% for older properties or projects involving structural work. Contingency covers unexpected issues like hidden wiring problems, damp, asbestos, or upgrades needed to meet current building regulations.
Can I export my results?
Yes. After calculating, click the 'Download PDF' button to save a professional breakdown including your inputs, estimated cost range, per-area costs, and important disclaimers. You can also save your inputs in the browser to revisit later.
Why are bathroom costs per square meter so high?
Bathrooms require specialized trades and materials: waterproofing, tiling, plumbing in tight spaces, electrical work in safety zones, and ventilation. The intensity of work per square metre is much higher than in bedrooms or living rooms, which drives up the per-area cost even for small spaces.
Do you provide professional advice or contractor recommendations?
No. We provide a calculator tool for general planning purposes only. We cannot calculate your specific costs, provide professional construction advice, or recommend contractors. For important financial decisions or complex projects, always consult a qualified surveyor, architect, or construction professional.
Which countries and regions are supported?
The calculator currently supports the United Kingdom (GBP), United States (USD), Canada (CAD), and Australia (AUD). Each region has cost multipliers that adjust the base estimates to reflect local market conditions. Costs within each country still vary by city and area.
What's the difference between basic, mid-range, and high-end finishes?
Basic means budget-friendly materials and standard designs — think flat-pack cabinets, vinyl flooring, and simple tiles. Mid-range includes better quality materials, more design options, and improved durability. High-end features premium materials, custom elements, designer fixtures, and superior craftsmanship. The difference shows in both upfront cost and how long the renovation lasts.
